Refurbishment bridge - what happens?

    Our underwriting team will review the initial application based on the existing value of the property and in line with our usual underwriting criteria.

    Subject to full approval of the application and return of your signed legal pack and any supporting documentation we request,  we will advance funds to be used for the purchase of the property.

  • Step 2

    Then you carry out the refurbishment of the property

    Then you carry out the refurbishment of the property

    Once you've completed your refurbishment, you get back in touch with us to request for additional funds to be advanced. You will need to make this request within 5 months of your initial loan advance date.

    We'll arrange a full property valuation or re-inspection on your behalf. You'll be required to pay any costs associated with this directly to the valuer.

    We review your request for further finance

    Our underwriting team review your application for further finance, based on the updated valuation of the property and in line with our usual underwriting criteria.

    Subject to full approval of your application, we will provide additional funding up to either 100% of the refurbishment costs or up to 70% of the new value of the property (whichever is lowest).

    We will provide a second agreement detailing the loan amount and any associated fees (this will include a lender arrangement fee and may include a broker fee) for you client to sign and send back prior to additional funds being released.
