From five lenders to one: Consolidating a complex 54 unit portfolio.
When their client approached them for help consolidating a multi-million-pound portfolio, spread across multiple residential and commercial property types and lenders, Truffle Specialist Finance turned to Together to help bring a complex lending structure under one roof.
The experienced property investor owned a diverse portfolio comprising 54 units across commercial, semi-commercial and residential properties, as well as HMOs and multi-unit freehold blocks (MUFBs). The portfolio was funded across five different lenders, creating a complex borrowing structure that had developed over time.
The ask
The client wanted to simplify their borrowing arrangements by consolidating their entire portfolio with a single lender. At the same time, they were looking to release equity to support future property acquisitions and continue growing their property interests.
With multiple asset types, ownership structures and existing facilities involved, the refinance required a bespoke approach. The challenge was not only bringing the portfolio together under one lender but doing so in a way that aligned with the client's wider investment plans.
The solution
Although the portfolio would all be financed under one lender, making it much easier to manage, it quickly became clear that the fastest and most effective way to do so would be to structure the deal under three separate loans.
This would allow Together to tackle a residential portfolio under an individual name, and separate residential and commercial portfolios managed under a company structure that the individual was a stakeholder in. Crucially, the finance would appear as one monthly payment for the client.

Structuring the refinance across three facilities enabled us to take a pragmatic approach while ensuring the solution met the customer's objectives.

This is great for diversification but can quickly become an administrative nightmare, balancing different lender criteria, rates, payment dates and end terms.

The result
The refinance successfully consolidated all 54 units under a single lender, replacing five separate lending relationships with a more streamlined borrowing structure. The deal also enabled the client to release equity from the portfolio, providing additional capital to support future investment plans.
Despite the scale and complexity of the transaction, the legal stage was completed in just three weeks, helping the client achieve their objectives quickly and efficiently.
