Common questions about Heter Iska mortgages

What is a Heter Iska mortgage?

A Heter Iska enables kosher lending between a Jewish borrower and a Jewish-owned lender, whilst preserving the practical realities of modern finance.

A Heter Iska is a Jewish law compliant agreement that restructures a mortgage or loan as an investment partnership. The Torah prohibits charging interest to a fellow Jew, so instead of interest, the lender becomes an investing partner and the return is treated as a share of profits.

Together can apply a Heter Iska across its mortgage and secured loan range, approved by the Union of Orthodox Hebrew Congregations.

Can anyone get a Heter Iska mortgage?

A Heter Iska can be applied where both the borrower and lender are Jewish. You do not need to belong to a particular community or synagogue to request one.

If you would like a Heter Iska applied to your finance with Together, tell us before your application is submitted and we will apply it as part of your contract.

How do I get a Heter Iska mortgage with Together?

Let us know you need a Heter Iska before your application is submitted. We will apply the agreement as part of your mortgage or loan contract, alongside the standard documentation. It does not change your application timeline or the information we need from you.

Does a Heter Iska mortgage cost more?

No. The commercial terms of your mortgage or loan are the same as they would be without a Heter Iska. What changes is how the return is documented - as a share of profits from the partnership rather than as interest. There is no additional fee for applying a Heter Iska.

Which Together products can have a Heter Iska applied?

A Heter Iska can be applied across Together's full range, including bridging finance, buy to let mortgages, commercial term loans, semi-commercial mortgages, and regulated first and second charge mortgages and loans. Just request the Heter Iska with our team before your application is submitted.

Can I get a Heter Iska mortgage on a property outside the UK?

Together lends on properties in England, Scotland and Wales. If you are a foreign national or a British expat living abroad, we can still help you buy UK property with a Heter Iska mortgage or loan.
