When the opportunity to purchase a prominent Grade A office building at Edinburgh Park, one of Scotland's leading business destinations, arose, experienced property investors Hurstwood Holdings knew they had to move quickly.

With plans to reposition the asset through a significant refurbishment programme and create modern, amenity-rich workspace, securing the right funding to acquire the property was essential.

The ask

With a growing portfolio of commercial properties across the UK, Manchester-based Hurstwood Holdings was keen to strengthen its presence in Scotland.

Having identified an opportunity to acquire 7 Lochside View, a prominent Grade A office building at Edinburgh Park, Hurstwood needed a funding partner that could move quickly and provide the certainty required to secure the acquisition. The property occupied one of the most visible positions within the business park and offered significant potential for future value creation.

Following completion, Hurstwood planned to invest £1.5m in a comprehensive refurbishment programme, introducing enhanced occupier amenities including a gym, upgraded cycle facilities, breakout areas, conferencing rooms and flexible office spaces.

To seize the opportunity and deliver its long-term vision for the asset, Hurstwood turned to Together for funding that would put the business in a prime position to move forward with its plans.

The solution

Having worked together on numerous commercial projects over the last decade and having seen first-hand Hurstwood's success in growing its portfolio, our team had confidence in the group's plans for the building, including its strategy to attract new tenants following the refurbishment.

As a result, we were able to provide a multi-million-pound commercial mortgage, enabling Hurstwood to complete the acquisition of the 60,167 sq ft property.

Demand for high-quality, well-connected and amenity-rich workspace continues to drive a 'flight to quality', with investors increasingly targeting prime and Grade A assets while older office stock faces growing vacancy pressures.
