The idea

When they came across a 1.87-hectare overgrown former allotment, family-owned residential developer Newett Homes knew exactly what they wanted to do. The award-winning house builder could see the potential in turning the abandoned into the available, planning to provide 63 new family homes on the brownfield site.

The Hazel Grove development in Carcroft, Doncaster compromises of a range of high-quality two, three and four bedroom properties, with the homely community also including a child’s play park for younger residents. For the small to medium enterprise (SME) developer, this is the latest of a number of similar schemes throughout the region aiming to provide exceptional living spaces in Yorkshire.

To begin construction on the scheme, Newett Homes needed development funding from a lender that understood the challenges facing SME developers and supported their aspirations.

The enablement

After they approached Together, we took the time to get to know the developer and the ambitions for the site, and happily provided a £5.96m development loan facility. At Together, we can help SME developers access finance from a £150 million development fund.

Ian Pickering, Head of Development Funding at Together, said, “We have a huge appetite to support house builders to deliver projects such as Newett Homes’ Hazel Grove, and provide much-needed family homes for communities across Yorkshire.”

“It’s fantastic to see this type of building on previously-developed brownfield land, something which property professionals, including residential developers have been calling out for.”

“Our own research has found a quarter of property professionals want to see more support from the Government to turn disused sites into much needed housing stock - and the Hazel Grove scheme is a perfect example of this.”

The result

With finance secured, construction on the Carcroft site was started immediately, allowing the developers to target a completion date of Spring 2025.

Will Newett, Chief Executive of Newett Homes, said, "We’re delighted to announce our collaboration with Together, whose funding is instrumental in bringing our new development, Hazel Grove, to life in Carcroft. This development, which will feature 63 high-quality homes, represents a significant step in our mission to provide exceptional living spaces in Yorkshire.”

“Together’s support enables us to continue our tradition of excellence in home building, ensuring that each residence at Hazel Grove meets the highest standards of design and craftsmanship. Their commitment to funding innovative and impactful projects aligns perfectly with our vision of creating vibrant communities where people can thrive.”
